New policy of real estate was published very frequently last ten years while the issues on housing market lingered on. This article is mainly from a customer’s perspective to review the real estate control policies of last decade. It tries to draw the track of polices and indicate the trend of the policies to analyze how the policy impact individuals’ life and social activities. In the last decade, those who plan to buy house is very expected but also anxious about the real estate policy. As they will never know what the policy means to them.There are some issues with Chinese housing market at present. This article is trying to figure out some of the causes. Urbanization is accelerated very much, the population in cities increased quite a lot. As more people flock to cities, house is in high demand for those people. Young couples buy house for marriage, young parents buy house to choose a better school for children, and also some of the people have a need to improve their housing conditions.Then listed the policies on real estate over the last decade and analyzed the issues on the policies themselves and its side effect. There are lots of useful experiences from other countries on real estate control. The most common ways are legislation to keep the policies lasting; reasonable tax policy; various financial policies. They help to fulfill the house demand with joint effort.At last come back to the defects that Chinese real estate polices have and suggest the ways to improve the policies. Government should take the responsibility to provide needed house for low income people. And marketing takes care of the rest. Government needs make sure to monitor the healthy and just of the market.There are five chapters of this article. It includes:Chapter one is general introduction. Chapter two is mainly about the issues on housing market that China is facing currently and also has a deep dive on the root causes. Chapter three listed the policies on real estate last decade and discuss on the defects of the policies themselves. Chapter four is looking for the experience that other countries have and listed those items that can be using for China. Chapter five is my own suggestion on Chinese real estate polices.
