Over the years, because of the speeding up of urbanization, the real estate industry was developing rapidly. The land has been developed without restraint in the past years. Real estate sales data touched new high, at the same time, the price of house has been pushed up over and over again sometimes even surged briefly which influenced people’s life and the comprehensive reform of the country seriously. Although the government has published lots of macro-control policies to ease the contradiction between supply and demand and to stabilize the market, house prices problem is still the hot spot from all walks of life. There is no doubt that the price of house on the market will be in a state of irrational in a quite long period. If we let this irrational trend go and without feasible or powerful legal system, it is inevitable that the crisis of China’s real estate industry will happen and even China’s economy will collapse. The reason of these negative prospects is for the irrational housing market does not conform to the majority people’s interests.In Marx’s land rent theory, land is the indispensible factors of production in the human social production activities. If there are behaviors appear in the existing factors of production which against the human production activities, in the long term, the development of the real estate industry will deviate from the social practice because of it’s contrary to the law of social development. Now China has to face and solve a series of fundamental problems which are as follows: the long-term high price trend during the development of China’s real estate industry; where to go in macroeconomic regulation and control policy; the potential harm to the society brought by high housing price and how to have a rational real estate industry development platform. Now the reform of the real estate industry is under the test of social practice.In this thesis, the author analyses the high-housing-price problem in China in recent years based on the viewpoint and basic position of Marxist philosophy. The following aspects are analyzed: the background of real estate industry; the real estate industry development course; the contingency and necessity of high housing prices; real estate industry interests behind the game and people’s concept and mentality of housing consumption. This paper preliminary explores the effective measures and countermeasures of the rational regression of high housing prices.
