Since the reform of housing commercialization, The rapid boom of real estatemarket in Foshan also showed some deep spots, such as precipitous rise of housingprices, irration of supply and demand structure,the high vacancy rate and otherissues.These phenomena indicate the more and more serious disequilibriumdevelopment tendency of the real estate market.The real estate market overdisequilibrium will lead to the dislocation of resources and ultimately affect people’slivelihood and social stability. Therefore, in-depth analysis of disequilibrium operationmechanism and take the real estate market in Foshan targeted control measures toreduce the level of disequilibrium of the market, and promote the healthy and stabledevelopment of the real estate market in Foshan.This paper is based on disequilibrium theory, combining econometric methods, asthe real estate market in Foshan for the study,to study the real estate market in Foshandisequilibrium problems. analyze the non-equilibrium problem of Foshan real estatemarket deeply.This paper follows the research path from theory to practice to do thefollowing tasks.After comparison of the disequilibrium theory and the generalequilibrium theory, the general equilibrium is closer to reality, describingdisequilibrium theory to lay a theoretical foundation for study.Through the analysis ofthe real estate market in Foshan,come to influence the main factors affecting the realestate market supply and demand,after that select disequilibrium econometric model ofthe hyperbolic aggregation model, combined with the real estate market in Foshansupply and demand factors and the current statistical indicators of Foshan, construct Foshan real estate market disequilibrium econometric models.Analyze of the total realestate market in Foshan disequilibrium empiricaly,first finishing Foshan statistics from1998to2012, and for disequilibrium econometric model to estimate parameters, andthrough the amended the final model to calculate the effective demand, effectivesupply and disequilibrium degree, and degree of disequilibrium of the real estatemarket in Foshan,and analyze of degree of disequilibrium, after empirical analysis ofthe real estate market in Foshan structural disequilibrium,the results show that the realestate market in Foshan structural disequilibrium with the product and the level ofstructural disequilibrium characteristics. According to the results of empiricalanalysis,combined with the disequilibrium theory of macro-control,proposemacro-control proposals from both the total market and the structure both the totalmarket and the structure respectively.
