Condominium is the most common form of multi-family residential homeowner-ship in US. The completeness of facilities and convenience of cleaning-up makes itpopular in the US real estate market. Today, when it comes to legislation, man-agement and planning&design,condominiums are all well-developed. In this paper,the US condominiums are analyzed from the aspects of historical evolution, man-agement, planning&design, as a reference for China real estate’s design&planningand management systems.Firstly,along with changing of the era and marketplace, the US’s multi-familyresidential form has experienced a shift from townhouse, low-rent apartments, earlydays,to co-apartments,condominium recently. This paper goes through the evolutionof multi-family house in different periods and different social contexts, and the gen-eration and development of condominiums during it. Then, in the operational man-agement of condominiums aspect, this paper takes the “Uniform condominium Act” asthe main basis, and analyzes the property rights division of condominium and high-lights the owners association system which is the core of condominium’s autonomousmanagement system, and systematically dissert the US condominium property rightssystem, management system. In the aspects of planning&design, this paper sum-marizes the features of condominium from the angle of site selection, general layout,cell layout&size, appearance, supplementing with specific examples, and in orderto contribute to the residential planning&design in China. |
