The Research On Issues Of Urban Renewable Of Guangzhou City

The contradictions between the land use for new construction in city andfarming have become a big problem. The low efficiency of land use impeded theeconomic development of our country gradually. In our country city, landmarket includes both the incremental land market and the stock of land market. Inthe premise of protecting the farmland, the incremental land market must be limited.Therefore, the stock of land market should be consolidated, refined and cultivated. Thecity land use should change from the incremental land use to the stock of land use andthe style of our economic development should be intensive. However, the transition ofthe city land use does not only refer to the change of objects for land use, but also therational structure of the land use in city and promoting the sustainable development ofthe city by the large-scale transformation of the city.Under this background, how to explore a successful path of the land use transition isparticularly important. Now, Guangdong province has done some work. Theimplementation of large-scale transformation of the city has been spread in the wholeprovince, including the transformation of the old city, old village and the oldfactory". With the great efforts of the government, the program achieved initial goals byplanning, releasing policy, giving financial support and encouraging market.In this paper, based on the study of the land use by the domestic andforeign scholars, first, the related concepts has been defied and the current situation ofurban renewable of Guangzhou City has been briefly analyzed. Second, start with thedriving force of the urban renewable of the Guangzhou city and analyze the relevant dataof1998-2010by using the method of principal component, we can get the conclusionsthat the driving factors of urban renewable of Guangzhou City include economicstrength, industrial structure, land supply and urbanization. By means of thefield investigation and case analysis, then use a combination method of quantitativeanalysis and qualitative analysis, theoretical analysis and empirical analysis, thisresearch gives a simple analysis about the way to urban renewable of Guangzhou City in four aspects including planning, policy, financial support and market. Finally, thisresearch analyzes the beneficial results from the urban renewable of Guangzhou City inthree aspects of society, economy and ecology, and puts forward the existing problemsthen offers advice in order to provide references for other cities.
