At present, large and medium-sized real estate development enterprises is generallyput forward diversification strategy and regional management. The combined projectdevelopment is the inevitable trend in the process of enterprise development. In theearlier period of the combined project development,location is very important.In the context of the real estate development companies, the paper presents theproblem of how to select a lot in the process of multi-project investment. The essence ofthe problem is the combinatorial optimization problem between the projects and lots.The purpose is to disperse the non-systematic risk in the investment process. At thesame time, combined with the current development situation of the domestic real estateenterprises, the selection method of the combined project is analyzed and researched indetail.Firstly, through the investigation and analysis of large real estate enterprisesconstruction land storage, this paper takes a prediction to the development trend in thefuture.Secondly,on the basis of large number of literature and statistical data,combinedwith the experts opinions, the priority evaluation system for the multi-project portfolioselection is established. Then, the knowledge reduction method in rough set theory isused to eliminate redundant indexes, simplify the index system and get a complete,concise,scientific,operation convenient priority evaluation index system formulti-project site selection.Thirdly,the traditional fuzzy comprehensive evaluation method is only suitable forthe numerical evaluation of information, not apply to the linguistic informationassessment, so the improved fuzzy comprehensive evaluation method is used to solvethe problem commendably.Fourthly, there are a large number of factors that can affect the locationproblem,such as the policy, resources,capital, environment, the relationship between theproject and so on. In considering the affecting factors,0-1programming model iscreated for multi-project portfolio selection and then use the intelligent ant colony toobtain satisfactory result.Eventually, the feasibility and practicality of this method isillustrated by practical cases for multi-project portfolio selection. The research on the real estate project portfolio selection riches the multi-projectlocation methods, provides a set of scientific and feasible method for the real estateenterprises in the early stage of the project site selection and has a certain practicalvalue.
