As a special consumer goods, Housing not only relates to families to live and work in peace and contentment,,but also relateds to harmony and prosperity of the country. As an important part of the real estate market, the housing market is not only relates to the healthy and orderly development of the real estate industry, also relates to the sustainable operation of the whole national economy. By analyzing and studying the housing affordability of urban residents in our country,this dissertation explores the affordability of the housing,finds out the problems exsiting in the housing market and helps the government to solve the problem of overpriced housing and residents’high housing burden.It has the very profound academic significance and practical significance.This dissertation adopts literature review method, comparison analytic method,the combination of quantitative and qualitative method and the combination of normative analysis and empirical analysis in order to make a scientific and objective analysis of the housing affordability of urban residents in our country. This dissertation firstly analyzes the urban housing supply, demand and price. On the one hand, in order to understand the housing market;on the other hand,in order to discuss the relationship between housing supply and demand and housing price.Then it compares the two main measure methods of housing affordability:ratio method and the residual income method, expounds the advantages and disadvantages of both methods and their complementarity.I decide to adopt the two methods to make sure systematic and comprehensive research.I select PIR and HAI to make empirical analysis of housing affordability of residents in35major cities in our country. Analysis shows that the overall level of housing affordability of urban residents in China is very weak, the residents’ housing affordability has obvious regional differences.I select residual income method to analyze seven categories of urban residents of our country according to the income level, and I considers the different housing standards. Analysis indicates that, between the different income level of families, housing affordability diffence is big. Although in addition to the lowest income family, the rest families’housing affordability is getting better and better, there is still a gap from ideal level.And housing consumption structure shows gradient according to the level of family income in our country. Finally, according to analysis results above,I put forward some suggestions, including adding housing supply,improving housing market, formulating financial regulations and promote the rational consumption.
