This paper is mainly through the the status quo of China’s urban housing prices,summed up the high price of urban housing-related coping suggestions. Stressed that thereal estate market regulation and government policy reform itself must be stressed at thesame time, reasonable prices will return to play for a long-term positive effect. Startingonly from government policy control, can be achieved in the short term appears tosuppress the prices of purposes, but in the long term will inevitably cause prices torebound, so that policy control is invalid. Only departure from the real estate marketreforms, as the economic development of China’s real estate market is not enough is notcomplete, the market self-regulation is difficult to meet the real needs of the market,resulting in short-term imbalance between market supply and demand, so prices are notconducive to promoting reasonable return. Thus, regulation and government policy mustbe as important as the location of the real estate reform, joint action on price regulation,in order to promote sustained and stable prices in the long term future.This paper from the following five chapters specific research on the status quo ofChina’s urban residents price and draw relevant conclusions.The first chapter is an introduction to analyze the purpose and significance of thetopic, current research, research methods and content and innovation aspects.The second chapter is an overview of the theory of price control. From the conceptof price controls, market supply and demand theory, new urbanization and real estatetaxes starting elaborated theoretical model of supply and demand in the real estatemarket.The third chapter is the high price of housing in the urban situation analysis.Departure from the status quo of China’s real estate market, respectively, from theperspective of political economy analysis of market analysis and comprehensivediscussion of the reasons for the existence of the political economy of China’s urbanhousing prices are too high for the current situation and the status quo.The fourth chapter is urban housing prices are too high negative impact on China’seconomy, analyzes the advance of China’s urbanization, the negative impact of social equity and real estate markets.The fifth chapter is to promote urban housing prices return to reasonablesuggestions. Respectively, from the perspective of policy and reform, put forward bothreform and government regulation, both methods simultaneously.The sixth chapter is the conclusion, summarize the overall thesis.
