With the growing prosperity of the real estate market, the benchmark price inmarket transactions and urban development play an more important role. Benchmarkprice can help people macro-control premium,quickly assess the price of land,expropriation of land tax, guide land ownership to be reasonable and developreference standards and basis for lowest price of state-owned land use rights. Toensure the accuracy of the benchmark price, after a change in the land market factorsaffecting the price of land or change of land we must be re-evaluated and updatedbenchmark premium results. Directions price method can quickly assess a lot of land.During the benchmark land price assessment, it is very suitable method. How todetermine the two most important parts-the price of route and depth index, makingthe route price method when assessing the benchmark price can not only be fast butalso accurate is the problem of the need to addressed.In this paper,it use Jianghan as an example to evaluate its commercial benchmarkprice with route value method.First, the paper mainly describes the commercialbackground and significance of this paper, as well as research methods and content ofthe literature review and papers;Secondly, it introduces the theory and methods ofresearch. This part consists of four points: meaning,theory,principles and method ofcommercial benchmark land price assessments,which focuses on the commercialbenchmark land price assessments’ implementation steps.Third,it analysis factors ofcommercial benchmark land price.By analyzing the factors affecting the price of land,paving the way for the next chapter to make various amendments to determine theparameters.The last part is the valuation process of jianghan commercial benchmarkland price.
