In1978, the Third Session of the Eleventh Central Committee of the Party made amajor decision on the reform and opening-up policy. After30years of reform andopening-up, China’s national economy maintained good and rapid development. In1978,the Gross Domestic Product is364520million yuan. But in2012, the Gross DomesticProduct rosed to51932200million yuan. At the same time, as a pillar industry of thenational economy, China’s real estate industry has made a rapid development. And for thetime being, the real estate industry may still play an important role in promoting GDPgrowth, economic growth in the next period of time. But a coin has two sides. China’s realestate industry started relatively late. The macro-control of the country has been brewing.Since2013, the real estate market changed rapidly.So the real estate enterprises face so much risks. Therefore, how to identify andprevent the financial risk of the real estate enterprises effectively will become the maincontent of the paper.First, this paper introduces the research background, research purpose, and researchsignificance. It systematically introduces the theoretical risk research which is made by thedomestic and international corporate finance theorists. It expounds the concepts,classification and characteristics of financial risk. Then I use the case of a real estateenterprise analysis named XX in Chongqing and introduce the basic situation of this realestate enterprise. The division of this enterprise financial risk is funding risk, investmentrisk and liquidity risk. For each type of risk, I select relevant financial indicators. Select27financial indicators to identify the real estate enterprise’s financial risk. After identifyingthese three risks,the paper points out the appropriate measures to prevent or resolve them.Through case study, this paper explores valuable prevention measurements for real estate enterprises and provides an instance in area of financial risk control for middle-size or small real estate companies.
