Research On Residence Satisfaction Of The Tenant In Urban Village

“Urban Villages” is a product of China’s rapid urbanization, it has been long time anegative word, when talking about “Urban Village”, we always associate that chaos inbuilding construction, lack of living management, poor in Living facilities and infrastructures.Almost all local governments local governments are all in unison to destroy the “Urbanvillages”, however, Chairman Xi Jinping visited depth inspections of Shunde "Urban Villages"to learn the facts of life among the residents, this is something worth pondering.In recent years, a great many cities are promoting transformation to the “UrbanVillages”, while the academia gradually explored the significances of the “Urban Villages”,substance, spirit and history. But the two contrary voices both ignored the sound from theresidents inside, therefore exploring the most authentic voice of “Urban Villages” residentbecame the starting point of this study. In developed countries, studys on satisfaction theoryhas been more mature and developed lots of useful results, such as SCSI, ACSI etc, whichprovided a evaluation platform for the government and enterprises. Though reseach onsatisfaction theory started relatively late in China, it’s deem to be highly valued as the marketeconomy keeps developing. So, we introduce the satisfaction theory into the residenceresearch in the urban village.In this research we firstly reviewed the satisfaction theory and studies on urban village,which provide a foundation in this research. Then we untie the theory and the actualconditions in urban village, and constructed a residence satisfactory evaluation system thatcan be used in urban village. Finally we put the system in practice, and applied the SPSS totestified the research is reliable and evaluated the residense satisfaction of the tenant. Theresults showed that the tenants in Tangxia urban village feel mainly satifatory in residence.We focused on the factors and found that the tenants considered most factors reach the passline. At the final part of the reseach, According to the results of the analysis put forward theimprovement of village in city housing satisfaction suggestions andsome thoughts on the transformation of villages in the city.
