With the real estate industry continued to heat up, the real estate enterprises areconfronted with fierce competition. The project manager is a special role of the realestate business and the total responsibility for the project and project management ofthe core. Project manager possessing technical, economic, management and legalknowledge is the key to the success of real estate enterprises. Many domestic realestate project failures is largely attributed to the project manager’s incompetence,some project managers do not have the knowledge and ability of project manager,leading to the project can not be completed successfully. Therefore, the selection ofproject manager, become the key to the success of real estate enterprises. Personnelselection, recruitment, training, performance management and occupation careerplanning and other traditional management concept and management mode is notadapt to the new era of real estate enterprise development needs. In recent years,research on the competency has become one of the research focuses in the field ofpsychology, human resource management. If the real estate enterprises to construct areasonable competency model can help enterprises better selection and performancetalent evaluation, and provide premise and guarantee for the success of the projectstaff. At present, research on the competency model of real estate enterprise projectmanager in China are still relatively scarce, therefore, construction of real estateenterprise project manager competency model has a certain theoretical and practicalsignificance.Based on the previous literature review, this paper constructed competencytheory model of the real estate enterprise project manager containing fourdimensions of knowledge and skills, leadership skills, project management skills andpersonal qualities of. Based on the previous research, this paper developed scale forthe real estate enterprise project manager competency in order to verify the model.Next, the paper tested the reliability and validity of the scale, and conducted alarge-scale questionnaire survey. Using SPSS17.0to analyze the data, inspection of theconstructed theoretical model is reasonable and validated competency model features included the ability to work with the project manager performance significantlycorrelated. Finally, FX real estate business, for example, an analysis of its existinghuman resource management appraisal system characteristics and project managersproblems.Through data analysis and case studies, this paper establishes a suitable realestate business project manager competency model, and on this basis to establish acompetency model based project manager performance appraisal system, to make upfor some of the shortcomings of existing evaluation system for real estate enterpriseproject manager selection and performance appraisal was provided.
