In the past decade, China’s real estate development has achieved rapiddevelopment and great achievements. The current real estate industry has developedinto include land, buildings, trade and financial services more important industrialchain, multiple departments, making an important contribution for our country’seconomic growth. In the rapid development of the real estate industry at the sametime, also appeared a series of problems, one of the most prominent is rising houseprices. The risk of high house prices and its problems, will harm to our country realestate market, for its sustainable and healthy development. So for the real estateindustry, the state has been through a variety of measures and policies to promote thereal estate market is in a stable and healthy development environment.House prices is the dominant index of the real estate market, is the most directembodiment of the real estate market supply and demand relationship. And as thebasis of real estate development link and an important part of urban land supply willdirectly affect the real estate market supply and demand of our country. So figuringout the relationship between land supply and housing prices, can, in theory, a clearerunderstanding of the urban land supply mechanism in our country, at the same timehelp the government in the regulation of real estate is more reasonable and effectivesupply of the urban land, let prices return to reasonable state. In this paper, based onthe literature from the urban land supply, urban land supply way and urban landsupply price from three aspects, the urban land supply and are analyzed to explore therelationship between house prices and theoretical model building; Taking Chongqingcity as the research object, using VAR model for empirical research. Conclusion: indowntown Chongqing urban land supply quantity has significant effects on prices.Urban land supply way will cause house prices higher; Interaction between urban landsupply and housing prices, and house prices is greater than the effect of land price onhouse prices at a lower price. Finally, this paper based on the above theoreticalanalysis and the research conclusion, proposed the urban land supply of governmentdecision-making policy Suggestions: by increasing the effective supply of land toincrease the amount of urban land supply; Improve the urban land transfer mode andthe action to hang land transfer system; To increase the supply of land for housing andfor dynamic regulation.
