In recent years, the development of national economy , the reform of housing assignment system, as well as the urbanization advancement have being prosperring the real estate market of China; in other hand, along with the housing system reform deepening, the land price is also rising. Urban house price and land prices are the main part of the real estate price system, the coordination of their relationship has significant impact to the real estate industry and the efficiency of urban land use. At the same time, the price of the commerical house and housing land have a direct relation to the inhabitant's vital interest, as well as the housing policy of China. So, there's an important academic and practice value of the research on land price ,commercial house price and the relation between them. This thesis has become a hot topic in our society, however, there's a big dispute about their causality.Since the reform of housing systerm and land transfer systerm have been put in force, it has changed much of Chongqing city's real estate market supply and demand relations, meanwhile, the price of the commerical house and urban house land have been rising ,and the relation between them changed much. The purpose of this research is to clarify their concrete relation, in order to provide a reference for the policy formulation, accelerating the sustainable healthy development of the real estate market.The research takes full advantage of base data about price of commerical house and house land of Chongqing city, based on the theory such as the supply and demand theory, the land rent soil-rent value theory and land location theory, using the methods of the theory and the real diagnosis analysis, qualitative and the quota unifies.The thesis contains 7 chapters:Chapter 1, introduces the research background, research purpose and significance, research contents, research methods, definition, research scope as well as research datum sources and so on.Chapter 2, the basic theories. It defines the concept of the urban land and land price, the commerical house and it's price, analyse their characters and formation; introduce the basic theory such as the supply and demand theory, the land rent soil-rent value theory and land location theory.Chapter 3, research on the general rule of the interaction of commerical house price and land price. This chapter analyses the effect they do to each other, and the transform between them in the real estate market.Chapter 4, analysis the supply and demand of commerical house and housing land. It's a basic of the price research.Chapter 5, it's a core part of the demonstration analysis. First, it analyzes the trend and changing characteristics of commerical house price and land price. Then, based on the commercial house price quarterly index and commercial house land price quarterly index of Chongqing in 2000~2007, by using the Granger-Causely Test, it analyzes the causality between commerical house and housing land. In different lags, the causality between them is different. Based on the result, it makes a conclusion that the commerical house price is the causation of the land price, so is the land price in the short period, but land price can't be the final reseaon to the raise of the house price, they are determined by the level of national economy development as well as their own supply and demand relations ultimately.Chapter 6, it proposes the countermeasure and measures to control ommerical house price andland price, promote the development of real estate maket in a constaint health and rapid way. The massures contain consummating land supply systerm, adjusting the configuration of house supply, enhance supervising and manegment of the real estate maket, cultivating a befitting consciousness of the housing purchase.Chapter 7, research conclusion and discussion part It summarizes the resear conclusions and discusses the related question.
