| National annual housing plan clearly put forward, the country will be in the"twelfth five-year" period to build36million units of affordable housing, the nationalurban housing area covered around20%. To accomplish such a large-scale housingconstruction plan, our country is still faced with many difficulties and challenges, oneof the important problems is the affordable housing product structure, especially as a"mainstay" affordable housing in our country’s economy is applicable the room hasreached the intersection choice or not.In this context, considering that China is currently in deepening in transformationfrom a planned economy to market economy period, a number of policy is still in theexploration of constantly improve, this article attempts through the theory andempirical analysis on specific choice of the system of affordable housing. First of all,in this article, through a more detailed literature review at home and abroad for publichousing and economy applicable room of carding and analysis research, find out thereference point and lack of current research points, clear the pointcut is studied in thispaper. Secondly, on the premise of theoretical foundation to establish, based on theevolution of affordable housing policy in China, analyses the current situation of thedevelopment and construction to deconstruct the current policy framework, and detailthe substitution effect of the system of affordable housing, complementary effect, clearthe system of affordable housing in the existing problems. Again, this article throughempirical analysis model is established, using the panel data of affordable housing forordinary commodity housing effect carries on the empirical analysis, using the dataexplicitly the actual role of affordable housing in the housing system. Finally, in theadvanced experience of developed countries and the area of public housingdevelopment on the basis of, combined with the basic conclusions of the empiricalanalysis, propose optimization deepening transformation period in our country thesystem of affordable housing policy advice. |
