Relationship Between Housing Types,Community Social Capital And Governance Performance

Community social capital is the important force to promote the development of democracy. Effective governance performance reflects the index of current grass-roots public governance level. The process of community development, the grassroots practitioners began to pay attention to building community, consciously cultivate community social capital. The government pay double attention to governance performance, and put it into the evaluation system of performance.Academia have discussed about the measurement of community social capital and the theory of governance performance, but rarely studied combine community social capital and governance performance, using quantitative analysis and qualitative analysis method is less, that is the meaning of this thesis writing.Study based on the literature review about community social capital, housing type and governance performance, using the data of Shanghai large residential community residents survey in 2014, from the perspective of community social capital theory, analyze the relationship of housing type, community, social capital and governance performance. Firstly, study discuss community social capital influence on management performance, and increase housing type variable, by regression model analysis of community social capital, the types of housing in turn impact on governance performance. The study found that community social capital have significant positive influence on management performance. Different types of housing community, the community has the difference social capital, and governance performance also different, and the change tendency of the two is quite same.According to the finding, the paper try to community social capital as intermediate variable between housing type and governance performance, and then discuss the housing type impact on governance performance. In addition, study selected one of community do in-depth research, that data as supplementary material.
