Nursing home is still the main structural of Chinese endowment real estate, the covering rate of endowment real estate is lower. It has not developed to be the widespread formation. Besides that, the financing mechanism of Chinese endowment real estate is a little bit narrow. Our endowment real estate has a lot of problems, such as Lack of the professional management teams, failed to combined the real estate and the aging services, and so on. Both of the quantity and quality can not meet the needs of our elderly market.Most developed country has developed a lot in the endowment real estate. They have made huge development in investment and management. The United States has formed a lot of groups with rich management of experience. These group has paid a lot of attention to the feelings of there inhabitants, in other words, humanized service is the main purpose of the real estate companies. So, it is important to search the business model of American endowment real estate, and find a reasonable way to develop our real estate industries. This article sum up the factors of the prosperity of endowment real estate in the United States, take examples of three main companies to explain the REITS in detail. Besides that, this article also explain the three main management mechanisms in order to provide suggestions to Chinese merchants.
