| In the construction of housing security system, Shanghai has been walking in the forefront of the country. In 2009, Shanghai launched the first batch of affordable housing based large residential communities(15).In 2010, the Shanghai municipal government held a large residential community land reserve a promotion of planning a site of large residential community base(23).In these large residential communities,include economic application of the housing, relocation and resettlement housing,low-cost housing, public rental housing, little ordinary commercial housing and other housing.They although belonging to the different nature of the housing, but they all have the functions of social security, they are for different income levels of low-income residents, to a certain extent,which meet the housing needs of low-income residents.However, after the completion of the large residential community, its follow-up of community management and community service experience is still relatively small, the actual management of the difficulties and problems we facing need for further research and discussion.Whether the management of affordable housing community affairs relate to the success or failure of this popular project.In order to avoid the affordable housing community evolved into "Slums", to avoid the formation of new urban fringe areas, not only need to improve infrastructure and supporting facilities, but also need to be more scientific and based on the actual situation of the affordable housing community community management means and methods.Firstly, this study make a large residential community management of protect housing as the starting point, and select the typical affordable housing community,questionnaires and interviews to community residents, statistical analysis.and make statistical analysis.Secondly, to find the main problems existing in the management of affordable housing in the community, and combine with actual situation of affordablehousing community management to analysis the reasons, while compare with other nature of housing community management, and the conclusion is that satisfaction with the management of affordable housing in the community was far below the other property housing; community residents requires more and more community service.Finally, this research puts forward the countermeasures and suggestions to improve Shanghai’s affordable housing community management based on the experience of the domestic and foreign experience. |
