| In recent years, it is not ideal that the tax collection and management in process of the storage housing transaction in our country, and the reason is some taxpayers lower the buying house price in the contracts or can not provide any house transaction information about paying taxes, so that it creates the bigger tax avoidance space and affects the seriousness of the tax law, and impairs the regulation and control effect of the realty market. In order to solve this problem, the tax departments have to apply the batch evaluation technology of the storage housing transaction to check the transaction tax price, and the various base data of the technology application is the significant basis to do this job.Urumqi is one of the second wave experimental cities of the batch evaluation for the storage housing transaction price, and this paper bases on realizing the batch evaluation technology of the storage housing transaction in Urumqi. As the significant basis of the storage housing transaction system in Urumqi, the database of the information for the storage housing transaction in Urumqi is a very significant part of the system. Using the general investigation, the property information about realty transaction price, and the geographic information technology to building information database of the housing valuation, and it provides data support to build the uniform technology and standard of the tax evaluation, mathematical model and the batch evaluation system of the realty tax.This paper realizes using the geomatics technology, and highlights the professional features of the storage housing evaluation, and collects the actual managing demands and combines with the experience and solved problems to discuss building the database of information for the storage housing transaction. And then, this paper describes the main problem in process of building the database, and completes the detail technology flow, so it is good for the study and researching in future. |
