Research On The Internal Control Of W Real Estate Development Enterprise In Yanan

At present, the Real Estate Industry is an important part of our country economy, but behind the high-yield development of our country real estate enterprise, there are so many problems existing in its internal control, such as putting too much emphasis on project development and ignoring the internal management, attaching great import ance to the rapid expansion and ignoring the cost control and so on. To some extent, thi s kind of blind expansion development model is not suitable for the development needs of the real estate market in-our-era. Although the government has launched a series o f policies to regulate and adjust the real estate market and has obtained certain results,it didn’t solve the problems of real estate enterprise’s internal control-fundamentally. Therefore, it needs to conduct the theoretical research from the internal control manag ement of real estate enterprise itself, analyze the causes in the internal control problems, and establish a perfect internal control system when solve such problems, which are also the focus and significance of this thesis research.This thesis takes the internal control research of Yanan W Real Estate Enterprises as the main content-firstly, respectively goes on the comprehensive analysis of the inte rnal control situation of W enterprise from four aspects: company’s internal environme nt, risk assessment, information management and communication and internal supervis ion with the method of questionnaire, then sums up the main problems of internal contr ol existing in W Real Estate Enterprises: weak internal control environment; weak exec utive force of enterprise control activities; enterprise information transmission and com munication are not smooth; the internal control supervision are not comprehensive, which have seriously restricted the enterprise strategy development. Meanwhile, this th esis sums up the causes of these problems are largely due to that the enterprise does notset up a sound internal control system at present; its internal control risk management consciousness is weak; the internal control tools and methods are backward; the compa ny is influenced by the external environmental factors of real estate market.In order to improve the present internal control situation of Yanan W Real Estate Enterprise-effectively, this paper builds the W Real Estate Enterprise internal control management system combined with the development situation of W Real Estate Enterp rise internal control. Based on the overall overview of the internal control management system built for W Real Estate Enterprise, this thesis puts forwards the contents and i mplementation steps of the internal control management system and goes on the perfor mance evaluation and result analysis for the internal control system. Finally, this paper demonstrates that the internal control system is of practicing and guiding significance a nd can completely meet the needs of the enterprise strategy development.At the same ti me, in order to ensure that the internal control system built in this paper can be effectiv ely implemented and applied, this thesis comes up with the internal control manageme nt system implementation suggestions and measures for W enterprise respectively from optimizing the environment of internal control management, setting up a sound system of internal control management, improving the company employees’ comprehensive q uality and strengthening the company’s financial risk management, which provides a s olid theoretical basis to improve the Yanan W Real Estate Enterprise internal control si tuation, and also provides theoretical supports and references for other real estate enter prise to carry out the Internal controls.
