Real estate enterprise is an important part of our national economy, which plays a vital role in our country "s social and economic life. In order to maintain a long-term development, in the process of operation of the real estate business capital investment large amount and capital recovery period is longer, liquidity through in the entire real estate development process, only by virtue of real estate enterprises, their own strength, it is difficult to complete the real estate project pre development and post operation. So its development is closely related to the financing of the financial industry, and is a industry related to the raising funds.There are some problems in the financing management system of small and medium real estate enterprises in China, which limits the development of real estate enterprises to some extent.. Our existing financing channels are relatively single, relying mainly on bank loans to get the required funds, once credit policy changes, small and medium real estate companies will be in trouble in the capital. And the existing financing market of small and medium real estate enterprises is confused, the lack of perfect laws and regulations, making real estate enterprise financing operation difficult.The Liaoning treasure Construction Co., Ltd.’s treasure Ming county project financing mode were analyzed, and combined with the theory and practice experience, in the existing enterprise financing mode based, propose optimization solution and to select the optimal financing model, so as to enhance the core competitiveness of enterprises.First on the current domestic and foreign financing management theory of literature review and Discussion on the problems of the real estate financing mode; secondly from a theoretical point of view, the traditional financing mode and new financing mode analysis, the research lay the theoretical basis; the third, comprehensively and objectively analysis the small and medium real estate enterprise financing present situation and the existence question, for optimal mode selection laid the foundation; fourth, through the analysis of the financial situation of the treasure Ming county project, on the financing mode of comparative analysis, the company choose the best financing mode.
