Clothing, food, housing as well as travelling consist of our daily life and each aspect is rather important and indispensible to us. Among them, housing is not only a necessity of our life but also the most expensive necessity in our life. In modern society, buying a house is the goal of many people’s fighting and the direction of their effort. Meanwhile, with people’s living conditions improving, people also set higher requirements on houses including buying high-end residences or villas to enjoy life. In addition, a lot of people treat houses not only as a necessity of life, but also as an object of investment and expects to make earnings through real estate speculation. It is because the growing demand for housing in current society that housing has become a mainstream consumption. However, with the rapid development of urban economy and price inflation, housing price shows a rising trend generally. buying a house without a mortgage is relatively difficult to most people. Therefore, the mortgage business becomes a popular demand. On the other hand, where there is a demand, there is a supply. In nowadays society, with the gradual opening of economy, the government’s positive policies and the rapid development of private economy, people can get access to a loan through more and more approaches. Thus, the traditional bank mortgage business is facing increasing pressure of competition. This thesis takes J Branch of Agricultural Bank of China personal mortgage business as an example and does researches on the overall situation, the development process and the existing problems as well as reasons of its mortgage business operation. At the same time, this thesis makes investigation by questionnaire to explore what is the most concerned problem and what is the most attractive terms for mortgage business customers. Based on the investigation as well as the analysis and calculation of data, this thesis comes to its conclusion and offers opinions and suggestions on improvement of the mortgage business for ABC the J Branch to make it more competitive and perfect to occupy more market share. Also, this thesis hopes to be helpful to mortgage business of other commercial banks.
