As the global financial liberalization, the shadow banking system developed gradually. Modern financial system covers all types of institutions with innovative, sophisticated financial capabilities, tools, shadow banking as an important part of financial architecture had a deep impaction on existing, its development affectted the stability of the financial system. Shadow banking to raise, in general more than the traditional banking system, its complex structure, highly affiliated, Chian credits, alone or together, exercise of the main functions of the Bank, financial institutions in the shadow banking system manifested in various forms, the mechanism or tool changing operation covert and high leverage, largely divorced from the monetary authorities and regulators of sight. These features led to the more common view is that shadow banking crisis and failure of monetary policy in recent years causes, effects and regulation is not in place to become a risk level of the amplifier.Can small and medium sized real estate enterprises to some extent, prevent the formation of large-scale real estate enterprise industry monopoly, mechanisms for improving competition in the real estate industry and the improvement of the real estate industry-related laws and regulations. The other hand, the small and medium sized real estate enterprises due to lack of financial strength, business development capabilities, as well as the lack of restrictions on the policy so that small and medium sized real estate enterprises, especially private enterprises in increasing financial obstacles.Real estate industry development is crucial, for small and medium-sized real estate enterprises, cost control, expand the financing channels is fundamental to solve the problem of development. In2014, is China’s real estate enterprises to refinance the year of release, to further increase the financing of small and medium-sized real estate enterprises demand, also further improve the difficulty, how to ensure the healthy and stable development of the real estate industry, let small and medium-sized real estate enterprises have more good living space and more diversified financing channels, there is a need for in-depth research and analysis.In conclusion, affected by the worldwide financial turmoil, China’s shadow banking system is how to exist, and its advantages and disadvantages? What is our country small and medium-sized real estate enterprises financing difficulties? China’s shadow banking system of the financing difficulties of small and medium-sized real estate enterprises solve what kind of impact? How to reform China’s shadow banking supervision system, to promote the positive significance of financing for small and medium-sized real estate enterprises produce? Research idea of this article from the above four issues, focusing on China’s shadow banking relationship with the financing of small and medium-sized real estate enterprises in our country as well as the impact and significance, finally improve the level of the supervision system with shadow banking guidelines on financing of small and medium-sized real estate enterprises in our country.This paper follow questions throughing analyze and solve problems analysis of the research route. By literature review and theoretical basis for the research of theoretical background, to establish a chromatographic analysis model, the empirical application of SWOT analytic method of the shadow banking of our country small and medium-sized real estate enterprises financing as a validation of the theory of the influence factors of the process. Changes to the traditional SWOT method was improved, in the past a single qualitative analysis, established the influence factors of small and medium-sized real estate enterprises financing hierarchy analysis model, the specific quantitative and influence as a result, the development trend of shadow Banks based on SWOT method qualitatively summarized enterprise internal and external environment and the analytic hierarchy process quantitative factors concluded:small and medium-sized real estate enterprises according to the characteristics of the financing way in the shadow banking system, in the development of the enterprise under the condition of different periods and different needs, flexible select and use all kinds of financing ways, with their own advantages and national macro adjustment policy opportunities to make up for a lack of small and medium-sized real estate enterprises in the disadvantage of large real estate enterprises, so as to reduce the enterprise cost, financial risk to realize the sustainable development of enterprises.
