The Research Of Integration Management Of Structure Design In A Real Estate Project

The competition in the real estate industry is fiercer and fiercer, as the result, the quantity of the real estate development entities will decrease and the industry concentration will increase, so it is the inevitable choice for every estate development enterprise to improve competitiveness for survival and development. As the preliminary work of real estate development, the design management directly influences the cost, quality, and time limit of a real estate project and is the important component of the real estate enterprise competitive power. Thus, the design management has drawn more and more attention, and the structure design management is no exception.The research meaning of this paper on the one hand is to let the structure design managers know the importance of their jobs, the relevance of their jobs and the relevant jobs and the methods of structure design management to improve the design management level and the real estate development level with other professional managers, and on the other hand is to enrich the content of the design management theory from professional practice.In this paper, the literature reading method and the case analysis method are used, the theory and the practice are combined, and the structure design management in the Hengqin Poly International Plaza project is the object of study. In the process of the optimization, adjustment, modify and change of the structure type selection and other links of structure design management, the project management theory is used in the process, decision-making and assessment of the structure design management. By the research to the participation stage, implementation scope, management approach and application effect of the integration management in the instance project, the effect to improve the structure design management level of integration management and the proposals of management approach are found.In this paper, it is found that the beautiful shape of architecture, the safe and rational of structure, the technical conditions of construction, the cost of engineering and the time limit of project should be considered in the integration management of structure design. Benefit from the tight fit with the engineering management departments and the cost management departments, the requirements of all parties are integrated. The integration management to cost should be focused primarily on the conceptual design phase. The implement of expert opinions and the proposed feedback of the construction company should be noted, and the four-level process should be built, including designing by the design organization, controlling by the investment company, depth optimization of the technical experts and the proposed feedback of the construction company. In addition, some practical application experiences of integration management of structure design are summarized, such as quota design, management process, internal review, engineering monitoring, the management of the deepen design of steel structure and employing a steel structure consulting organization. In addition, the suggested method of integration management are proposed, including analogy analysis, brainstorming method and expert consultation method, and the applicability and note points of each method are pointed out.
