China is now in a urbanization acceleration period. The total urbanized ratio of China has reached54.8%in2014, it even reaches more than80%to90%in some developed the eastern part. Massive new buildings are made for new urbanized population. When great changes have taken place in China, massive natural resources and energy are consumed as well. A series of environmental problems such as water pollution, air pollution, soil pollution emerge from ecological environment destruction. Among this destruction, constructions are glimmering, for they make pollutions in constructing and running period, dispose solid waste and change the former natural environment. Under such ecological environment pressure, it becomes common recognition to build a low-carbon and sustainable lifestyle for the whole society. Thus more attention is paid on eco-community construction. Nowadays, every nation has recognized that it is important to use eco-planning methods to distress the environmental crises. It is urgent to build eco-communities especially in cities.Green buildings are a necessary part of eco-community and they should be developed. They are underway for some decades both in home and abroad, but the knowledge and evaluation of them are far from enough-they impress people by high-cost and high-price, thus affect their market future. To find reasons for that, discussion of buildings all by and from themselves, as well as the stable evaluation system. If we do evaluation from the relationship of green buildings and eco-community, and from the life cycle cost and benefit of green buildings, they do have large market value.This paper starts from the background of urbanization and environment pollution, introduces the concept of green buildings and eco-community. Then the author reviews the research process of green building and eco-community home and abroad. By the comparison between the two concepts and contemporary condition of evaluation system, the author draws a conclusion that it lacks of a system of life cycle cost-benefit evaluation of green building based on eco-community. By the integration of former researches and her working practice, the author constructs an application system of life cycle technical economic evaluation of green building based on eco-community by AHP and Delphi methods, and illustrates the weight, the scoring, the use and adjustment methods of these indexes. At last, the author reviews the superiorities of the evaluation system, which relates to life-cycle-cost, human priority and the means of ecology, and analyses the limits of it as well as the goals of next stage.
