Since the reform and opening up, with the improvement of people’s livingstandard, China’s real estate industry development rapidly and become an importantpillar industry in the national economy. But in the process of real estate projectdevelopment, for a long time, the project is influenced by many factors, so real estateproject development faces many risks, of which there are a lot of factors are nothuman can control the. Our to the real estate project risk management researchrelatively late, so our country’s real estate developers generally on the riskmanagement level is not high, plus recently few years the country and strengthen themacro-control of the real estate industry, the real estate development risk increases.Therefore, to the development of real estate project risk identification, assessment andresponse is very important for real estate developers to improve the risk managementlevel of the developers.Firstly, this paper studies the current situation of domestic and foreign real estaterisk management, and then combined with the risk management theory and methods,to a real estate development project risk management, will be a real estatedevelopment project is divided into four stages: project investment decision-makingstage, preparation stage, construction stage and project rental stage. Are riskidentification, evaluation and analysis of the four stages, and put forward the riskresponse measures. Among them, the risk assessment process using profit and lossbalance method and sensitivity analysis method on a real estate development projectto carry on the analysis, to find out the risk factors which exist in the project,combined with the actual situation of a real estate project development, puts forwardrisk response measures on the investment decision-making stage, preparation stage,construction stage and rental stage respectively. Through the development of thesemeasures, reduce the A real estate project risk loss. In this study, using a variety of methods combined to study a real estatedevelopment projects identified at each phase of the project risk and develop riskmanagement measures. On the basis of theoretical research on the project of adequateempirical research, put forward the measures of risk management as a real estatedeveloper, to the project cost, schedule and quality control, can effectively improvethe risk management level of the enterprise, at the same time, the research results ofthis paper can also be used in other similar projects, but also to provide somereferences for China’s real estate industry.
