However, our existingretirement mechanism is inadequate, retirement model is relatively simple, social security cannot meet the multi-level retirement needs, public ownership or completely public serviceretirement institutions are facing the problems of shortages、low qualities、less investments、poor services、low level managements，so that the elderly and the children of the elderly haveall remained distant from them, This issue has aroused widespread concern. In order tocompensate for the lack of social security system, some institutions and developmentcompanies are targeting this market demands, beginning to try and launch the new retirementmodels and products, for example, to buy independently owned residential units and obtainoccupation qualification, to join in the retirement community of good facilities and publicmanagements and services, and then enjoy their later years, we will call it property type leisurecommunity. It provides for the Aged new options, but also complements the lack of socialprotection system, it is worthwhile to explore.Due to the advantages of geographical location and climatic conditions, many old coupleschoose to buy houses in the recreational resort of Hainan and Qinhuangdao, or choosemigratory life style likes migratory birds, leisure endowment is the dream of many old people,and property leisure model has meet the high-end demand. Property leisure model means toselect appropriate environmental climatic conditions, to obtain independent property of thedwelling unit, living and enjoying the leisure services. The communities take the physiologicaland psychological characteristics of the elderly into account when planning and designing, andprovide the perfect dining, entertainment, leisure, medical and other facilities for elderly. Theelderly can enjoy community services according to their economic conditions and demand, inorder to obtain a comfortable old age.In this paper, the author researches the domestic retirement model and existing retirementbuildings, uses the related knowledge, puts up the composition of property leisure community,and takes a view of its outdoor space environment, public facilities and internal residentialunits, according to the behavioral characteristics and life needs of the elderly, the authorresearches public facilities composition and layout of inside and outside. The paper takesHainan Wenchang Sun City project as a case, through deliberating the residential structure, proposing the combination of reasonable dwelling units which suitable for different families.the author combines theory with practice, hoping to provide a theoretical basis and referencefor property leisure retirement community or similar architectural design.
