The Research On Urban Old Residential Renovation From The Angle Of Sociology

With the city construction developed rapidly, the old residential district has accumulated several complicated problems which turn out to be a sharp spatial contradiction. Firstly, limited by the conditions of the early urban planning theory,economy and construction etc, the construction of residential district has greatly catered to social situation and the needs of residence. Secondly, owing to the combination of paying excessive attention to the material construction and ignoring of the social problems, the essential problems of residential district have remained unsolved. Thirdly, the old way of renovation which means tearing down a large area of buildings has become increasingly difficult to carry out.Under this circumstance, through researching on Bin He community, this article holds the view that every space is unique and introduces the angle of linking material and social space to analyze the spatial problems in the people-oriented principle. And a strategy which mutually transforms social and material space has been put forward.This article is divided into four parts. The first part is the main structure and significance of the thesis; the second part is gathered theory which is aimed at seeking a brand new perspective –the linkage of space after referring to the theory of urban renovation and sociology; the third part is analyzing problems through exploration and practice. There exists three main research methods for investigate Bin He community, including baseline study, community observation and residence interview. After that, by analyzing the directly related factors of the material space recession and social group problems, the writer has summarized the space requirements of the residence and abstracted the social problems leading to this recession phenomenon; the fourth part is about analyzing the reasons and putforward some corresponding strategies. Through analyzing the reasons of previous renovation plans that failed to implement, the writer has put forward the idea,method and principle of spatial linkage renovation. Finally, to combine theory with practice, a neither advanced nor lag space renovation strategy has been adopted to solve the problems of Bin He community.To sum up, this article is discussing the social thought on the planning of action on "development" rather than merely about an old residential renovation method.
