The Research Of Construction Contract Management Based On BIM

As China joins WTO and in the context of continuously improving socialist market economic system, to ensure our country’s construction management level in sync with the international norms, which should move towards the direction of standardization, legalization and innovation. Construction contract is a written document which clearly prescribes the rights, obligations and responsibilities, including all the project’s elements, and the importance of which is becoming more and more prominent, and its management level and management efficiency affects the smooth implementation of project directly. Meanwhile, with the integration of world economy, more and more foreign construction enterprises flooding into Chinese market as well as more Chinese companies going abroad, participating in the global competition. Gradually, the gaps between these Chinese companies and its counterparts appeared, and the gaps in construction contract management is particularly obvious, mainly manifested as, lack of legal knowledge, weak sense of contract, incomplete contract contents, unsound contract system, low informatization level, poor management methods, talent scarcity, and insufficient training system.As the promotion and application of BIM technology, combining BIM with management behavior so as to enhance efficiency and lower risks, and already have made a big difference. In order to solve the said low informatization level, disconnected management and non-dynamic management problems, exploring to introduce the BIM technology into construction contract to achieve the goal of efficient sharing and management of contract information, to guarantee the whole process tracking and dynamic adjustment on contract, and to facilitate the information transmission between parties to the contract, finally, to accomplish the goal of construction contract management based on BIM technology.This text takes “Construction contract management based on BIM technology” as the research objective, through the research methods of documentation retrieval, qualitative analysis and so on, talking about the current contract management situation, existing problems and the value of BIM technology application in contract management. Firstly, from the point of view design, construction and operation period respectively, to discuss the BIM module’s functions and fulfillment paths. Secondly, strengthened the idea that, institutional guarantee and technology guarantee is indispensable to ensure the BIM technology be applied into the contract management. Lastly, through discussion, concluded the BIM module’s application advantages, shortages and obstacles in contract management, hopefully, to promote project management efficiency and prosper construction industry.
