| A strategy was launched by Guangzhou municipal government to readjust central urbanarea structure since2006. This strategy proposed to improve and optimize existing centralurban area instead of unlimited urban sprawling. The urban village regeneration planning isone of the important measures to implement this strategy, and to improve urban functionallayout. After2009, under national macro-policy, Guangzhou urban village regeneration hasentered into an advanced development stage with an accelerated effort of Three Old (oldvillage, old factory, old urban area) regeneration, which brings new regeneration opportunitiesfor urban village.Most of the urban village regeneration models emphasize on a policy of land leasingrevenue through land consolidation and high F.A.R where the government simply cannotafford to pay its obligations. Many urban villages will be completely demolished and rebuiltin order to capital fund to improve its living environment, and to achieve collective economysustainable development.However, some villages have better living environment. It’s a huge waste of social resourceand a burden to all interest groups, if every single village has to be demolished and rebuilt.There are different development conditions for different villages, land leasing revenue isgreatly affected by marketing shift and financial crisis. Urban village in suburban area mayeven harder to raise funds and take more risks.Therefore, Yuanwei where is closed to theunderground station in Guangzhou Liwan district is chosen to be the priority area to explore anew regeneration methodology and model which differentiate to the Liede and Huadi village.In the case of this experimental village, this study makes a summary on the implementationdetails and experience in the process of regeneration, analysis issues and problems in theprocess of regeneration, provides optimized suggestions to future urban village regeneration,summarizes a comprehensive regeneration model example for Guangzhou urban village, thenprovides theoretical and practical value to current urban village regeneration research. |
