Study On Cost Management7Residential Area,Nanning Dong Ge Road, The Three Phase Of The Project

In this paper, by using the related theory, project management tools and methods of analysis, the army security housing construction project based on the perspective of the Nanning City, Dong Ge Road7, three residential projects as the research object, research on the cost management of the project, in order to through the analysis of the7residential area the three phase of the project cost management present situation, problems and causes of cost management of the three phase of the project, to seek countermeasures to improve cost management efficiency of the three phase project. At the same time, also tries to study the cost management of the project, to provide experience and theoretical guidance for the cost management of our army similar projects.The three phase of the project cost management objectives based on the research, this paper analyzed the current situation of the cost management three project, analyzes the existing cost management three project problem. Study found that the result of the six major problems of the three phase of the project cost management benefit poor:the project scope definition is not accurate, the planning phase of the project evaluation of the potential risk of project, project quality issues due to insufficient engineering rework, cost performance and progress of the project and capital plans do not match, ancillary costs exceed the standard project, project cost management professional level is not high. Further studies showed that the reasons for the poor, the three phase of the project cost management effectiveness, mainly lies in the project management of military engineering is not high for social security housing construction project cost management awareness is weak, scientific project planning and preciseness is not enough, project management pattern unreasonable, the military project finance the shortage of talents of management and professional level. Findings based on the above research, this thesis puts forward seven countermeasures to improve cost management efficiency of the three phase project.
