Urban mass rail system has a profound impact on urban traffic structure, urban spatial structure, industrial structure distribution, as well as urban economic development. It also significantly influences land use property, land development intensity, and urban land use spatial form. Convenient and fast rail traffic not only greatly reduces people’s travel cost, but also contributes to the redistribution of city core district and sub-core district, efficiently rationalizes urban spatial structure and layout, and thus highly improves the utilization of land resources and optimizes urban land-use structure. Therefore, highly-intensified land development models should be applied in the railway corridor influence areas, aiming to converge the city public service facilities, promote the scale of concentrated development, and further utilize the land use.Based on the pressing demand of industrial upgrading in the industrial park and competitive edge of central business district, the regional comprehensive development of Suzhou Industrial Park Urban-rail CBD concentrates on cultivating the three project leading industries-private Headquarters Economy, cultural creativity industries, financial and supporting services, boosting the interactive development of different industries, achieving efficient resource integration, and hence increasing the overall value of the region. The designing and planning takes full advantage of the traffic advantages brought by rail transit system, attach great importance to historical inheritance and reinterpretation of Suzhou history, and remains in the leading place in the area of high-speed rail town development. The CBD urban design is focused on further upgrading and magnifying the superiority of public transportation, advocating "TOD" development model, which is oriented toward mixed land-use and highly-intensified development. Centering on the rail nexus stops, expanding railway property development as linkages, persisting in the integrated growth of both over and under ground, this model will conduce to creating commercial vitality and facilitating sustainable urban development.
