Under the background of rapid urbanization, land development and construction alongthe urban economy entered a rapid development period, the rapid expansion of city size, at thesame time brought a series of urban problems. Regulatory control of the preparation processof "heavy" indicator, and "light" space character, and urban design is the primary means ofintegration and optimization of space, how to integrate urban design approach in thepreparation of regulatory control, thus more rational control of land use intensity, and in thecity play a greater role in the planning profession has become a hot topic of research andthinking on the characteristics of the space environment shape. Accordingly, I propose aphase-based regulatory control of land use intensity of urban design issues under the guidanceof established design based on the impact of urban land use under the intensity rating methodand system framework, namely the introduction of urban design concept in the preparationprocess and regulatory control method, the system attempts to explore the preparation of thenew situation of urban design and integration of regulatory control, improve regulatorycontrol of land use intensity indicators to provide a research platform for the land use intensitycontrol methods.In this study, from six parts: The first part is an introduction (Chapter I), through theresearch background, purpose, a comprehensive analysis of the significance of this studyleads to the origin; second part theoretical study (Chapter II), by drawing on domesticSpecific methods representative cities full coverage under the regulatory control of land useintensity control methods and lack of successful experience, in-depth study of urban designstages of regulatory control mechanisms affect the intensity of land use, urban designproposed regulatory control and integration with external systems and preparation framework,this paper provides theoretical support for the study; third part technical methods study(Chapter III), by comparing the relevant methods of analysis of the various stages, determinethe stage (the selection of evaluation factors, building factor grading, evaluation model)Specific methods and proposed the establishment of a methodological framework based on urban design and route guidance under the control of land use intensity, to provide technicalsupport for the research paper; fourth part is the analysis and selection (Chapter IV) factors,the main factor levels to solve Construction, standardized factors, factors that determine theweights, the score calculation factors, several issues such as evaluation and decision-making.And methods of its technology roadmap is divided into four parts, first, the full research statusand development of the city, the development of urban design framework, using the Delphimethod to determine the impact of land use intensity baseline factors and correction factors;Secondly, the use of standardized test method factors deal to develop a more reasonableclassification criteria; then combine Delphi method combined with the analytic hierarchyprocess method for the quantitative evaluation factors; Finally, the score is calculated basedon consolidated, with the geographic information system (GIS) platform, to draw acomprehensive multi-factor evaluation map overlay, resulting in land use intensity grade level,provide realistic support for the research paper; Part V of cases verification (fifth,406),respectively, in the management unit, block-level, on various factors affecting the weightsassignment to construct the corresponding levels of land use intensity quantitative models toguide regulatory control block-level control; Part VI is the conclusion, summarizing the fulltext.In this paper,"urban design guidance, total restraint, vertical hierarchical control,horizontal partitioning balanced" land-use intensity control methods and frameworks for landuse intensity indicators to quantify certain reference value, the intensity of use of landpreparation phase for the regulatory control provide ideas. The main system and method byrefining the results of the study, research and reflection mechanisms and methods of urbanspatial morphology at a higher level, so as to further optimize the intensity of land usedecision-making model. In this open research framework to guide all land under urban designevaluation factors quantitative model based on the intensity of use is an important theoreticalbasis, which not only provides integrated into the whole process of urban spatial morphologyof the rigid frame, expand and optimize the urban design of practices, but also to effectivelyassist decision-making and management practices control regulations.
