With the rapid development of social economy, the real estate industry has become the pillar industry of China, is a hot industry wide attention of the people, is an important part of our national economic development. In our real estate is a large investment, high return, high risk, long cycle industry. The importance of risk management is more and more prominent, because profit bubble phenomenon of real estate and real estate development enterprises gradually reduced, so the real estate project risk analysis, people gradually pay attention to. In order to avoid the potential real estate development projects in the threat and risk, especially the risk in pricing, to maximize the forecast and risk analysis on various influencing factors and possible future, according to the current situation and development trend, and make the science evaluation and risk analysis for the corresponding risk management. Real estate development projects risk control pricing, reduced due to pricing for enterprises to bring losses, this is the largest investment in real estate development projects guarantee.Study on the pricing of risk in real estate development project is the focus of this paper and research direction, first the combing and analysis of domestic and foreign real estate development project pricing theory, the theoretical basis of comprehensive analysis of the real estate development projects, combined with the real estate development and basic theory of real estate based on the characteristics of the project, to research on related problems of pricing risk management in the real estate development projects. Pricing of risk factors, risk identification method to deal with the real estate development project for example, economic factors, social factors, institutional and policy factors, geographical factors, land near the road conditions factors, building distribution and use of land utilization factor and other factors, qualitative and quantitative scientific analysis and summary, and through the analysis and summary of the results, determine the advantage factors and general factors, make the risk decision and risk response measures. The scientific theoretic and practical application, the characteristics of prevention and management of pricing the risk of the project as the basis, carries on the system of prevention and management of pricing the risk of the project introduction. By using the method of fuzzy comprehensive evaluation and analysis methods and case, analysis of the factors affecting the price of real estate project risk management and establish appropriate framework and practical guiding significance.Therefore, the establishment of an effective prevention and risk management mechanism, to real estate development project management and application system at many levels and stages. In order to reduce the cost, the achievement of the quality objectives, the completion target, must perform to the pricing of risk management and effective.
