In August2007, American subprime mortgage financial storm caused by thereal estate enterprise crisis swept across the United States, the European Unionand Japan, the world’s major financial markets, as well as the financial market ofour country also caused a certain impact. The non-standard real estate enterprisesand imperfect financial system driven the financial risk to the practical issue ofmany real estate enterprises, and these companies had to make an approach tosolve this to keep sustainable development. According to the incomplete statistics,the average rate of assets and liabilities of the real estate enterprises in China wasapproximately65%, and some enterprises even exceeded100%. So how toidentify, evaluate and even prevent financial risk before real crisis coming canguarantee the safety of industry capital to the most, and this also had become thefocus of all enterprises. Scholars at home and abroad evaluated the financialsituation of real estate enterprises by all kinds of evaluation methods such asEVA system, fuzzy mathematics and neural network. Financial evaluation modelhelped the managers find the financial crisis signal, and early helped capitalinvestors evaluate the financial position and operating results of real estateenterprises, and helped to guarantee the safety and profitability of funds ofcreditors.First of all, the thesis combed the domestic and foreign financial evaluationmodel of real estate enterprises, grey system theory and grey comprehensiveevaluation method. It systematically and comprehensively summarizes relatedresearch dynamic and characteristics. Secondly, the article raised the importanceof establishing the evaluation model by analyzing the current status, characters,financial risks and reasons of real estate enterprises. What’s more, it set up the financial evaluation index system of real estate enterprises. Finally, the articleslightly improved clustering coefficient to establish grey clustering evaluationmodel based on grey class and whitenization weight function. It chose therepresentative70listed companies’ financial data of the real estate enterprise in2012as the study sample, and used clustering evaluation model to evaluatefinancial status in order to verify the rationality and validity of the model. Thearticle put forward the proposal to prevent financial risks of real estateenterprises.
