Design And Study On The Tourism Real Estate Development Project Trust Product

[Abstract] By the end of2012, China’s trust industry has surpassed the insurance industry to become second financial sector, only second to the bank, with a fast developments speed. In the meantime, the tourism industry also gets her flourishing scene with increasing investment annually. But the fund gap of the tourism industry is still getting larger and larger. Under this circumstance, the trust products of our country’s tourism industry emerge as the times require. The paper starts from the innovation and contribution the trust has brought to China’s financial industry and benefit produced by the combination of the real estate industry and the trust to explore the possibility of combining the tourism and the trust to achieve a win-win situation. The paper adopts the research method of combining theory and practice. In theory, discusses in detail the theory of trust products, combines the relevant knowledge of financial industry, tourism industry and real estate industry. In practice, on the basis of theoretical analysis, attempt to design a trust product tally with the characteristics of the tourism real estate, referring to the background data of cases and my own rich experience. The paper is divided into six parts, the introduction, the analysis of trust product design theory, the development environment of tourism industry and related trust products’development motivations, trust product of tourism real estate design elements, collective fund trust plan case analysis of a hot spring tourism real estate loan project, conclusions and prospect. The paper first talks about the large fund gap of tourism industry development and trust financial industry can effectively help the tourism industry to raise funds. And then it mentions the significance of real estate trust introducing China’s tourism real estate to the trust mechanism. According to the basic elements of trust products and the general design process, design and discuss the feasibility of collecting the trust funds plan to develop a hot spring area tourism real estate loan project.I hope that through the exploration of the theory to the practice, put the theoretical knowledge I have learned to practice of the industry development, and it may be used for reference for other tourism real estate project capital operation and open up a practical and feasible, benefit s-considerable, sustainable development road for my love of travel industry and trust industry.
