China’s economy has been in a state of rapid development since1978. But at the same time, the income gap of residents in our country is becoming more and more serious, property distribution is more and more unreasonable. Development experience of developed countries shows that, when the per capita GDP exceeded$2000, property income will become an important growth point of income. But now the results of domestic research on property income are fewer. With the urban population increasing, further research on the property income gap of urban residents as well as the influence on the total income is valuable. In this paper, we analyzed the status and characteristics of property income as well as its inequality in total income of urban residents in China though the data provided by <CHINA ERBAN LIFE AND PRICE YEARBOOK>. On this basis, we further studied the internal situation of property income gap and the contribution rate of each part of property income to overall inequality, as well as the role of the personal income tax in the regulation of property income. Studies have shown that the property income of urban residents in China is growing rapidly, and its contribution rate of total income inequality is also on the rise. In addition, property income gap is widening and the internal situation of inequality is very serious. The moderating effect of personal income tax on property income gap is not obviously, there is still much room for regulation in the future.Specifically, this paper consists of five parts:The first part describes the background, significance of the topic, data and the study method, review of the literature, as well as basic viewpoints and innovation.The second part shows the change and the status quo of the property income of urban residents in China.The third part illustrates the empirical analysis on property income gap of urban residents in China. And this part includes Gini coefficient of property income and its inequality contribution rate. The fourth part describes the regulation of personal income tax on property income of urban residents. The study shows that the moderating effect of the personal income tax is very small.The fifth part consists of conclusions and policy recommendations.
