In recent years, with the number of old people keeping increasing, changing among the internal structure of the old, aging problem becomes more and more serious in China. At the same time, the problem of supporting the elder is becoming a hot topic.On September13,2013, the Sate Council carried out Several Opinions About Speeding Up The Development Of Pension Services. It said to launce pilot projects of housing reverse mortgage, and that brought discusses among all sectors of society. Because of it, the research of pension problem moves toward a climax, as well.Although this paper is not about pension problem, it can not be without pension problem. At this moment, there are three kinds of pension modes, that is, family supporting mode, agency pension mode, and community retirement mode. Through comparative analysis, the author thinks that community retirement mode will be the most important way for the old to enjoy in old age. Community retirement is one of forms of social pension system, and it needs to solve a key question. The question is about the construction of aging communities and the operations management. Under this background, the author chooses this thesis.For years, there are a lot of aging communities putting into production both inland and abroad. And aging communities is becoming more and more popular, such as Qinheyuan aging community in Shanghai, Suncity aging community in America. Aging communities in our country has huge potential demand, and it has good prospects for development. At present, China Resources Land, Poly, Vanke, Beijing capital land and some other property developers begin to move into market of aging community real estate. At the same time, service industry, insurance industry, financial industry and so on start to step into this market. They bring enthusiasm to develop and build aging community.As the projects of aging community are increasing, people start to research their development and build, operation and management. At present, the research about aging community in our country focuses on profit model of operation management, but it does not become a system. Under the background of aging problem, this paper chose to research the operation and management of aging community. Around the core of operation and management of aging community, the author writes the current situation and existing problems about operation and management of aging community. Then, through taking example by developed countries, this paper comes up with some measures and advice. The main contents are as follows.In the first part, this paper starts from a hot topic "house-for pension scheme", and raises pension problem. It proposes that pension modes and facilities for the old in China can not satisfy the demand of old people. Then, it concludes that aging community projects can solve this problem. This part explains some related notions, defines the research object. Besides, the author introduces the operation and management of aging community, and divides it into three parts, financing, profit, and management.In the second part, through introducing the development situation of aging community in our country, and the situation of operation and management of aging community, the author summarizes the problems existing in the process of operation and management of aging community. At the last of this part, an example is used to explain the advantages and disadvantages of operation and management of aging community.In the third part, starting from the background of the development of aging community in Occident and Japan, it comes up with the main mode of operation and management of aging community in these areas. Also, it uses some foreign examples to analyze their modes. Based on it, this paper raises several experience, such as perfecting the system of finance and old-age security, accelerating the formation and development of the pension industry chain.In the fourth part, based on the former three parts, the paper comes up with the final measures and advice from finance, profit, and management, respectively.The fifth part is mainly about the achievements of this paper. It points that the operation and management of aging community in our country has some problems, but in terms of their performance, the operation and management is successful as a whole. The purpose of this paper is to find out the existing problems during the process of operating and managing aging community in our country, and the ways to solve these problems. Furthermore, this paper can make it rich, perfect and systematic when researching other fields about aging community projects. No matter in theoretical level or practical level, this paper has certain significance.
