Based on the research ideas of analysis of the current situation-reasons-workaround research ideas, this paper conducted a research of real estate credit risk of commercial banks and focused on two major problems which is that how to produce risk and how to control the risk. This paper used the method of system analysis to examine the current situation of the credit risk of the real estate loans of commercial banks in China and used the combination of macro and micro to analysis the credit risk management system of domestic commercial bank estate loans, in accordance with the two areas of foreign and domestic. Starting from a detailed analysis of the real estate credit risk, this paper analyzed constitute real estate credit risk of commercial banks in China from multiple angles, included the elements such as type, constitute, development and the status etc. Subsequently, this paper learned from the advanced experience in the area of the real estate credit management in the United States and Japan and then makes recommendations which combined with the actual situation in China. This paper used the management theory to depth anatomy the problems of the real estate credit risk management system and tried to identify the reason of the specific architecture. Finally, like a doctor to propose the appropriate countermeasures for the related reasons.There are two aspects of the theoretical innovations:First, this paper gives a comprehensive analysis of the type of real estate credit risk based on the combination of macro and micro. Currently most domestic research just give the concept a brief book-style narrative, but this paper showed that the real estate credit risk has its own characteristics, for example, firstly the era of rapid economic growth in China has been the past. Secondly exchange rate fluctuation largely in the environment of the new international situation. Thirdly the policy of the central government is always in a status of frequent adjustment. Fourthly there are situated150listed real estate enterprise in the group of more than20,000, which reflect the imperfect management of most enterprises. Fifth the agency problem of the commercial banks more serious than ever. Sixth the local governments administrative make more impulsive decisions to push up GDP index in real estate development.The second one is a research combined the new situation on the area of the real estate credit risk management of commercial banks in China. Currently, most of the literature still think that the real estate financing channels appear to be a single, but in the last two years, the asset securitization models has been widely application under the academia’s vigorous advocacy, such as the real estate trusts, the real estate investment fund (REIT) etc., but still in its infancy, not as widely applications as the United States. This study is dedicated the research and analysis of asset securitization in the new situation. This paper considered that credit enhancement means still tends to be a single, asset securitization is in the lack of participation of the derivative products, in addition to trust, brokerage and fund. |
