With the rapid development of Chinese economy, commercial real estate is beingmore important than before. In order to develop economic, one country must payattention to three aspects which is fixed asset investment、improving the level ofconsumption and expanding domestic and foreign trade. Commercial property plays animportant role in the aspects of promoting the development of Chinese social economy.In addition, the expansion of domestic demand and improving the consumption level isalso inseparable from the commercial real estate. The research topic of this paper is arelatively new. Since the domestic market development, it has obtained the considerabledevelopment and gets enough attention.. However, with the fast development ofcommercial property, there is a very serious problem--commercial real estate vacancyrate is too high, resulting in a lot of waste of resources. Through the analysis of repeated,the main reason causing the problem is the developer of commercial real estate projectused to be engaged in residential development. However,to the commercial property,because of lacking of experience, with the development of residential experience,positioning blind, the lack of understanding about the double-faced attributes ofcommercial property (commercial nature, property nature),leading to a large number ofsocial resources waste.The first part of this article, introduces the research background, research purposeand meaning, describes the current situation of it, and puts forward the researchproblems and the proposed solving method of the problem. The second part, gives a systematic introduction to the large-scale commercial real estate, defines the studyingscope of this paper, analysis of the current situation and main problems of largecommercial real estate positioning. The third part, the systematic analysis of the factorsaffecting the large-scale commercial real estate project positioning, and the detailed,clear the principle of selecting indicators; The fourth part, based on the third chapter, theutility model about the large-scale commercial real estate project evaluation isestablished. The fifth part, based on the theoretical model, and is verified by Xi’anpeople park Wanda Plaza Project, combining theory and practice, finally draw aconclusion. The last part of this paper is the final conclusion, systematized analysis andsummary.The author studies systemicly the large-scale commercial real estate projectpositioning on a variety of methods, and meanwhile with qualitative analysis andquantitative research, also cited system theory such as much theoretical knowledge,knowledge values of city planning, economics and so on. The author tries to revealpositioning rules of the large commercial real estate through the empirical roundly,deeply and systemically which has a strong guiding significance to the position of thiskind of project.
