According to the2011government targets, Lots of affordable housing projectshave been constructed, and same with real estate investment, affordable housing is alsofacing the huge amount of investment, long investment cycle, Poor liquidity. Because ofthe particularity of affordable housing, profit margins is limit (not more than3%).Uncertainty of affordable housing construction is gradually revealed, That is how toprotect the safety of investment, ensure the funds of affordable housing constructionstable and smooth has become the most important issue. Therefore, analyze theinfluencing factors of affordable housing investment, and evaluate affordable housingprojects objectively is becoming to be solved urgently.This paper focus on the characteristics of affordable housing investment, researchon investment and development status of Xi’an affordable housing projects. Analyze theaffecting factors of affordable housing projects investment based on Extension method,And establishment a set of evaluation index system constituted with the corporatetechnical level, project situation, economic benefits, social benefits and risk. Secondly,in order to build the investment evaluation system of affordable housing, Build theinvestment evaluation model of affordable housing by using Extension evaluationmethod for quantitative analysis. Finally, combined with the three actual survey of Xi’anaffordable housing projects, use questionnaires to collect sample data and be applied tothe evaluation index system and model, find out the optimal investment projects.The purpose of this paper is providing a basis for the government or socialinvestors to make decision of affordable housing investment. In order to make theinvestment results of affordable housing projects achieve the desired level and keep construction of affordable housing carried out smoothly.
