The real estate industry has become a pillar industry of the national economy, the rapiddevelopment of the real estate industry needs a lot of capital cost, and mortgage financing isthe main means of funds. Therefore, the mortgage appraisal of real estate and the system riskare analyzed objectively and scientifically which have a critical role to the healthydevelopment of the real estate market and the stability of the financial sector.This thesis studies systematically the technical route and how financial institutions toprevent the risk from the point of view of that perfect technology system and practicalapplication. This thesis describes detailed the mortgage appraisal of real estate and selects theproject under construction as a case to research. Through to collect the data, summarizing theresearch of domestic and abroad, and systematically elaborate the mortgage appraisal of realestate, which as the theoretical basis and evaluation theory related to the evaluation method forthe selection of the following. On the basis of the above analysis, analysis of variousevaluation methods which are suitable for the type of real estate, and selects the two methodsthe hypothetical development method and the cost method to evaluate the case, calculationmethod of assessment route and parameters of the corresponding effective is presented in thispaper, two methods of calculating the final value are given to evaluate the object at the time ofthe assessment points that the simple arithmetic mean method and the weighted arithmeticmean method. According to the mortgage appraisal of risk, the environmental risk, collateralrisk, technology risk assessment personnel and occupation moral risks of these four kinds ofrisk is proposed in this thesis, and expounds the fuzzy comprehensive evaluation model, anduse it to the case of risk quantitative analysis, on the mortgage part audit, audit and financialinstitutions to assess the use of follow-up supervision of risk prevention measures wereproposed, have certain reference function to the financial institutions.
