"Living" belonged to most basic human needs, but with the development of socialeconomy, the deepening of the urbanization process, urban population increase, thedemand for housing continues to grow. Driven by the housing demand, the industrialscale of the housing industry is also growing. In the housing market, housing is atradable commodity. Housing prices are affected by the impact of market supply anddemand fluctuations. In order to maintain stable housing prices, and promote thehealthy development of the housing industry. According to market demand to maintain areasonable level of supply of housing, not only can reduce the volatility in housingprices caused by market speculation, to reduce the flow of hot money, can also reducethe number of industrial entities to get involved housing market to make a lot of moneyfrom the industry caused by industry operational risks. Therefore, the study of thehousing needs of the market, determine a reasonable level of housing prices in thehousing market, for guiding the health of urban residents in housing consumption, toalleviate urban housing price fluctuations, the promotion of housing market healthy andsustainable development will play a positive meaning.This article first elaborated the selected topic background and the researchdirection, which is based on the perspective of the industrial structure housing therelative price of research, followed by domestic and foreign literature study on housingprices, on the basis of data to sort out an overview of the theory of industrial structureand housing prices theory, the concept of housing relative prices, as well as analysis ofthe relationship between the industry and the housing. Secondly, it analyzes the genesisof the current housing market housing supply and demand deviation, analysis ofhousing prices influencing factors, clarifying the mechanism of the impact of theindustrial structure of housing prices, based on the impact mechanism built evaluation index system based on the housing needs of the industrial structure perspective. Andthen the level of demand for housing in Xi’an industrial structure-based perspective wascalculated by analytic hierarchy process method based on the data in Xi’an, in order tofigure out the relative price of housing in Xi’an and its comparative analysis. Then usegray prediction model to predict the Xi’an housing demand in the coming period, andprice analysis. Finally, put forward to the rational development of recommendations onthe future of the housing market in Xi’an, according to the prediction and analysis ofresults, from the point of view of the protection of urban housing needs of residents andinhibit excessive housing investment: through the improvement of the supply structureof the housing market and the adjustment of housing market supply and demanddeviation and improved housing transactions, information management and improvehousing transaction taxes again and changing the concept of housing consumption topromote the rational development of housing prices in Xi’an.
