Research On The Appropriate Supply Of Affordable Housing

Affordable housing is a kind of public goods to solve the problem of the housingdifficulties of low-income residents in towns. Under the limited resources, how torealize appropriate supply is the main problem during the Affordable housing’sdevelopment. Based on the experience of affordable housing in developed countries, thelevel of appropriate supply of affordable housing in our country is studied in this paper,to make the government to adjust the policy and the affordable housing’s supply planreasonably.By the experience analysis of the United States, Japan, Singapore and otherdeveloped countries in Affordable housing’s supply, the supply is found to certainregularity with the change of time. Through the study of affordable housing’s supplycurve in the developed countries, it is found that affordable housing’s suppliesaccordance with the logistic growth curve. Thus, the Logistic model is used in this paperto analyze and calculate the model parameters in accord with China’s nationalconditions, then to build the affordable housing’s supply model in our country, and todraw the appropriate supply curve. Theory bases are provided in this study for thegovernment to formulate Affordable housing’s policies and supply plan.In order to define the constraints of appropriate affordable housing’s supply, on thebasis of investigation and literature research, twelve factors are selected from the threeaspects of the resident’s demand for housing, the ability of government supply and thehousing market. Through the correlation analysis, nine effective factors are selected. Byusing grey correlation theory, the correlation degree of factors and affordable housing’ssupply is calculated. It is found that the disposable income of Urban Households, theper capita GDP and the per capita living expenditure of Urban Households have a higher correlation degree with affordable housing’s supply. in the process ofgovernment housing policy and planning, the government is thought to observe thechanges of these factors and make reasonable adjustments.In order to achieve affordable housing moderate supply and progressivedevelopment, in view of the actual situation in China and the experience of developedcountries, some specific proposals are put forward, such as improving the income levelof resident, making full use of the housing stock, increasing capital investment andother aspects.Some valuable references and bases are provided from the results of this study inthe aspect of formulate appropriate supply of affordable housing policy and planningetc.
