Since the implementation of market-oriented reform of housing system in our country, the real estate market into a stage of rapid development, along with the rapid growth of House prices nationwide, high housing prices have became the pain in people’s heart, in the meantime, it became the major resistance to the healthy development of the real estate market,Therefore, the Government has taken a series of policies to control the real estate market. The implementation of these policies achieved some success, but it caused some problems, It shows that there are some deep-seated problems in China’s real estate market.Firstly, This paper analyzes the implementation effect of China’s real estate market policy, Summarizes the Characteristics of the round of China’s real estate market regulation policy present "expansion-austerity-relaxation-tightening", Under the real estate market regulation policy of Expansion and easing, real estate market regulation and control effect is more effective, it can achieve the real estate market regulation targets mainly, on the contrary, tighter regulation and control policy implementation effect is not good.Secondly, From the perspective of the real estate market operation environment, the regulatory policies itself, The effect of the policy execution, to analysis the problems existing in the real estate market regulation policies in depth, In the regulatory environment, analysis of macroeconomic regulation and control is faced with the external pressure of the real estate market, such as the resistance of the economic stress and social culture, the constraints of legal and regime, it has an impact on formulation, implementation and effect of regulation policies, In the regulation and control policy, there are some problems such as the main body of macroeconomic regulation and control is too much and selfishness, the regulation and control policy’s contents、 scope and means is too partial, macroeconomic regulation and control program is lack of standardization. in the process of regulatory policies, the negative regulation of local government produce adverse effect of macroeconomic regulation. Finally, This paper put forward countermeasures and Suggestions for the improvement of our country real estate market regulation and control effect, in the hope of contributing to the formulation and implementation of the real estate market regulation, improve the effect of regulation of the real estate market and to guarantee sustained and healthy development of the real estate market.
