The occupancy rate of thosebusiness hotels is more than90%, and it indicates a good market prospects.With the advance of the Integration and the "four modernizations two types " socialconstruction, Changsha-Zhuzhou-Xiangtan will have a rapid economic developmentand its business persons will increase even more; at the same time, its surroundingtourism resources are to integrate and the tourism hotel market will be very broad.Firstly,this paper did a macro-environmental analysis, respectively, from the angle of economy,nature, environment, investment and policy, demonstrating the favorable macrosituation which the project faces. Secondly, the paper investigated Shenzhen SEGBAUER business hotel project status in Changsha, the hotel industry background andfuture development trends, indicating that this project is feasible and has a goodprospect for future development. Then, the paper made qualitative and quantitativeanalysis to forecast and analyze about the hotel demand and supply market, establishedthe market price of the hotel, target customer base and the project marketing strategy.This paper focused on investment estimation, financing and usage plans, financialanalysis, etc., demonstrating that the investment has good economic value. Meanwhile,through the uncertainty analysis and risk analysis, the paper showed that the investmentrisk of the project is small. The paper gave a detailed and thorough financial evaluationand demonstration and provided a detailed reference and practical recommendations forthe investors.The author of this paper based on his company’s actual business, combined with the theoretical knowledge learned for MBA learned and practical experiences,conducted a comprehensive analysis of hotel investment.
