The Research On The Optimization Of Engineering Bidding Management System In Cy Real Estate Company

With the rapid development of China’s economy as well as the advancement of urbanization, the real estate industry has become the important pillar industry of the national economy. As the regulation and control in real estate are taken and the market value returns to ration, the competition between the real estate developers is becoming fierce. Therefore, to improve the product quality and reduce the cost efficiently has become necessary development strategies for real estate developers, which in turn set higher requirements on project bidding, a major means of cost control. The aim of project bidding is to find the contractors at the best price. However, it often appears in the real construction process that the development effect is affected by a number of factors such as quality, progress and cost problems. Problems often result from vulnerabilities of the companies’bidding management system, such as:imperfect organization system, unreasonable bidding process and the lack of tools for effective information collection and transmission etc.This paper adopts literature research, project approach, communication consulting method and comparative study method to investigate the project bidding management system in CY Real Estate Company. First of all, from the perspective of the literature review, the concept of construction project bidding and the composition of project bidding management system are elaborated in this paper. Subsequently, analyses of present situation and the existing problems of engineering bidding management system in CY Company are made. On this basis, the study focuses on optimization of CY company management system in the perspectives of organization system, the contractor management system and project engineering bidding and tendering process. In the aspect of organization system, CY company integrates procurement functions by setting up the bidding and procurement center, managing and supervising the entire process of engineering bidding and tendering; In the aspect of information support system, this paper is to establish the contractor management system to manage the contractors systematically, and put forward the concept of evaluating contractors after bidding, which is more comprehensive and objective than the traditional practice of fulfillment ability evaluation conducted on the contractors; In terms of process, this research is mainly to optimize of the process for project bidding and partial reconstruction to improve the efficiency of project bidding, optimizing the contractors and reducing the project cost.
