The study of commercial real estate can not be separated from the background of the entire socio-economic environment, inseparable from the real estate environment background. Under the same cost of capital cases, driven by the high rate return on investment of the commercial real estate projects,and see the sustainable development of commercial real estate, more and more farsighted real estate developers change the investment direction from residential real estate to the commercial real estate project. Policy pressure force many developers make hand from the first-tier cities, turn to the commercial real estate market of the second and third tier cities that have the less control power and larger rise space of house prices. This is no doubt to bring new opportunities to the commercial real estate of Taiyuan. This article is the study on the payback period of Taiyuan commercial real estate in this environment, has very important social value and economic significance.In the face of the high total price, the higher profit rate and development risk, long payback period of the commercial real estate, rational investors reluctant to backlog large sums of money on projects with long payback period. The length of the payback period will directly affect the quality of commercial real estate operating results. The payback period is short, cycle of capital is short, operating efficiency is high, the development is fast, the risk is small; Conversely, the payback period is long, the cycle is long, operating efficiency is low, the risk is big. This article is attempted to proceed from the theory, method and applications, combined with the actual commercial real estate, systematically discussed the theory and method of the commercial real estate payback period, and application of the system, and is studied in the combination of case for empirical research. This research is based on the Taiyuan commercial real estate payback period, and the purpose is to provide some guidance and recommendation for Taiyuan city commercial real estate development through the research.The study is introduced the main research goals, significance, and commercial real estate research status at home and abroad, which leads to the topic of this article, introduced the basic knowledge of commercial real estate in detail, including commercial real estate concept, classification, characteristics and development introduced the theory of the commercial real estate investment payback period, including the definition, classification, calculation formula, evaluation indicators, advantages, disadvantages and application. The influencing factors of the commercial real estate investment payback period are divided on the basis of access to large amounts of information and consultation with relevant experts, and the influence power that various influence factors relative to the commercial real estate investment payback period is calculated by using the analytic hierarchy process (AHP).And take Hongxingmeikailong of Taiyuan project as an example, this paper is calculated static payback period and dynamic payback period according to the chart of cash flow of financial statement since Hongxingmeikailong of Taiyuan project put into production and is compared Taiyuan commercial real estate with the national commercial real estate.
