On the dialectical point of view, moderate development of real estate market could lead to which of related industries, improve people’s living conditions, promote social development, and contribute to national economy. In contrast, lag or excessive development can also hinder even destroy national economy.Real estate market became unstable from2006, the government published "Eight Items""Five Items"to handle which, and competition of the real estate market became transparent gradually. To have more market superiority in the environment, developer must be cautious and formulate a reasonable marketing plan when investing. At present, marketing plan of Real Estate in China is just beginning, and there’re still little researches to third and fourth-tier cities. Gao Li·YuJingShouFu Real Estate Project is in Tonghua City, Jilin Province, which is belonged to fourth-tier cities, where developers take no account of marketing plan, or not maser its theory so that marketing plan is not systematic and practical. How to correctly understand the connotation, formulation and effection of marketing planning, and make effective marketing plan is a real urgent issue to solve the problem.This passage uses a method about combination of theory and practice. First, through the method of PEST, analyses its environment, and through the method of SWOT, and the analysis of competitor and potential consumers,it does a reasonable position to targeted customer group and makes a marketing plan. Finally, this passage also provides some measures to ensure the smooth implementation of the project marketing plan, building a framework of the marketing planning thus. This passage aims to give a provide to Real Estate developers, so that they can make less mistakes, reduce the investment risk, improve product competitiveness, and realize successful sales of product. This passage also aims to summarize a set of scientific and reasonable real estate marketing planning framework, hope to provide some help to the marketing planning of real estate development projects in fourth-tier cities such as Tonghua City, and promote the operation and management of real estate development enterprises.
