With the deepen of urban housing reform, the Real Estate Industry has gotten arapid development. It has made a great contribution to the promotion of economicgrowth and improvement of people’s living condition. But, there also exists someproblems, such as excessively rising house prices, the imbalance of market supply anddemand, poor of performance. In order to solve the above problems, domestic andforeign scholars has done lots of studies from different angles respectively. This articlestands in the perspective of industrial organization, selects Chongqing Real EstateIndustry as the research object, basis on Market Power Hypothesis and EfficientStructure Hypothesis, analysis relationship of Chongqing Real Estate Market Structure,Efficiency and Performance, finding out the root cause, which influences ChongqingReal Estate performance.Firstly, this paper introduces some theories and researches on the relationshipbetween Market Structure and Performance. Secondly, giving a brief description of thecurrent situation of Chongqing Real Estate Industry, Emphatically analyzed the IndustryMarket Structure of Chongqing Real Estate Industry. Thirdly, giving to measureefficiency of Chongqing Real Estate Industry, and do the analysis. Finally, on the basisof measuring the performance of Chongqing Real Estate Industry, on the relationship ofthe Chongqing Real Estate Industry market structure and performance are analyzed, andaccording to the conclusion, combining with the current situation of the development ofpolicy recommendations are put forward.The conclusions of this paper is as follow:(1) The concentration of ChongqingReal Estate Industry is still relatively low, according to the concentration of marketstructure classification standard, Chongqing Real Estate is a competitive marketstructure, but the concentration is improving. Through the six classes of ChongqingReal Estate Industry qualification enterprise market share, found on the total marketshare, secondary, tertiary and tentative class enterprise’s dominant market share.(2)Chongqing Real Estate Industry technical efficiency is not high, because of the scaleefficiency is not high, the enterprise did not achieve the optimal scale, resource didn’tget the optimal configuration.(3) There is no Market Power Hypothesis of ChongqingReal Estate Industry, but with the characteristics of a certain scale of the EfficiencyStructure Hypothesis.So, efficiency is the main factor that influences the performance of Chongqing Real Estate Industry.
